$800 / 3br - 1300ft2 - Room For Rent 11'x10' (Houma)

I have an unfurnished 11'x10' bedroom in my home available for rent in a cul de sac of a quiet neighborhood.
The rent is $800/month plus a deposit of $600.
Prior to renting the room, there will be a $40 charge for a background check and I will need your last two paystubs as proof of income to ensure you're able to afford the rent.
Preferably, the rent agreement is done in minimum six month increments, but open to negotiate.
The rent includes high speed internet, cable tv, utilities, and use of the garage gym.
The bathroom will be shared with another tenant that I have renting the other bedroom in the home.

Don't just email me just to ask to exchange numbers, I'd like to keep that private until things are clear regarding the rental agreement.
Main reason is that I've had scammers take this post/photos, make a post of their own, and attempted to meet people and ask for the deposit upfront before showing the home.
I will not ask for deposit until the agreement has been signed and key has been handed over.
